Skanska Real Estate, Stockholm has sold its Tackan office property in Sollentuna, a Stockholm suburb. The purchaser, Mälartornet, is part of the Tornet Group. The sales price of SEK 73 M reflects a capital gain of SEK 17 M for Skanska.
Skanska sells property in Sollentuna for gain of SEK 17 M
Skanska Real Estate, Stockholm has sold its Tackan office property in Sollentuna, a Stockholm suburb. The purchaser, Mälartornet, is part of the Tornet Group. The sales price of SEK 73 M reflects a capital gain of SEK 17 M for Skanska.
The 6,000 sq. m. property was acquired by Skanska from Mälartornet in 1998 for SEK 23 M. At that time, the property was in urgent need of modernization and renovation. Skanska has subsequently created a modern and highly functional office property. A rental agreement has been signed with the Vattenfall energy group, which will rent the majority of the office space.
Skanska has invested a total of SEK 33 M in equipping the building and Mälartornet is now repurchasing an office property with a predetermined yield of 7.5 percent.
"This project is an example of the way in which Skanska can create value by developing and renting properties. It also reflects the high turnover rate of our real estate portfolio. This particular property has been in our possession for just one year," says Fredrik Wirdenius, President of Skanska Real Estate, Stockholm.
