Watermark Seaport is a 370,000-SF multi-unit residential project located at the northeast corner of the Fort Point neighborhood. The project features a six-story Loft building designed as a contemporary interpretation of the historic Fort Point neighborhood and a 17-story tower building designed to reflect the connection to the Innovation District. The buildings are connected by a single story lobby and the project features innovation apartments,ground floor retail developed with WS Development and amenity space that includes a rooftop deck with spectacular views,an outdoor terrace with grills,firepits,and private and open collaboration space. It also includes two levels of parking below the tower with a total of 138 parking spaces. This tight "L" shaped site is abutted by the MBTA Silver Line tunnel on Seaport Boulevard,Boston Wharf Road and an existing structure at 55 Thomson Place. Extensive monitoring of existing conditions were required prior to and throughout construction,specifically during support of excavation and foundation installation. The tower is a cast in place concrete structure with all the main electrical and mechanical equipment housed for both buildings while the loft is a steel structure supported by Pressure Injected Footings and grade beams. Project Highlights: 281 apartments in the Tower building along Boston Wharf Road and 65 apartments in the adjoining Loft building along Seaport Boulevard 11,000-SF amenity space including rooftop deck,resident collaboration lounges/conference areas, fitness center and pet grooming. 25,000-SF ground floor retail LEED Gold certified
