Skanska's first climate-neutral office building

In Hyllie, Malmö, Skanska's first climate-neutral office building is emerging. The Hyllie Terrace office building comprises twelve floors and will have an area of 14,000 square meters available for tenants.

The entrance of Hyllie Terrace is facing the train station and will have a minimalistic and stylish façade with exciting architectural details. The other side of the building is facing south and offers a wonderful view of the park.

Zero carbon dioxide emissions certification

With Hyllie Terrace, Skanska is taking another step towards reaching net zero carbon dioxide emissions from its own operations and the entire value chain by 2045. Hyllie Terrace is part of Sweden's Green Building Council's pilot study on a zero carbon dioxide emissions certification of buildings.

The new certification aims to accelerate the transition to a climate-neutral construction industry. The certification requires that the building's life cycle climate impact is reported and balanced with climate measures to a net zero climate impact. The life cycle includes everything from manufacturing and transportation of building components to construction processes, use of the building and final handling.

Durability in every step

In order for us to achieve the goals, we work with sustainability in everything we do. Among other things, we use green concrete and recycled construction steel. The construction site is fossil-free and green, and we have efficient energy consumption through cooperation with E.ON and the City of Malmö.

Hyllie Terrace's minimalistic façade was chosen because it leaves a small imprint. The fact that the house faces south is no coincidence, it affects how the light flows into the building and the energy consumption. The house's terraces collect water and benefit biodiversity. But it does not stop there. We place high demands on our suppliers and subcontractors to calculate and report their climate footprint as well.

Health certified according to WELL

In addition to the zero carbon dioxide emissions certification, Hyllie Terrace will also be sustainability certified according to SGBC's LEED system and health certified according to WELL.

The WELL certification puts human health and well-being at the center, which is clearly noticeable in Hyllie Terrace. The property is designed for well-being and performance. The tenants are met by a drive-in bicycle hotel with a service station, shower and changing rooms with lockers. Bicycles can be used for free, which is another way to encourage sustainable and healthy travel. There is a restaurant with a sustainable and healthy concept, as well as a gym on the entrance level.

Construction work began in 2020 and the inauguration is planned for the spring of 2023. The architect is Cobe Arkitekter.
