This 129,000-SF, mixed-use, five-story building is located at the corner of Stone Way and North 34th Street at the intersection of the Fremont and Wallingford neighborhoods, just off Seattle’s favorite foot-powered express lane, the Burke Gilman Trail. This “extreme green” building features 8,500-SF of pedestrian connection hubs, a plaza with 3,800-SF of planting, a restaurant, a coffee shop and a Brooks Sports retail store on the first floor. Additional amenities include functional art such as sculptural bicycle racks and a rooftop terrace. The building also includes 216 underground parking stalls and plug stations for electric vehicles.

A true innovator, Stone34 embraced cutting-edge sustainable technologies to achieve 75 percent energy and water savings compared to typical office buildings. The building is LEED Platinum certified and was the first designed to meet the requirements of the City of Seattle’s Deep Green Pilot Program. Building features include active chilled beams, operable windows, heat recovery chillers, condensing boilers and a dedicated outdoor air system with heat recovery.  The active stair feature and central stairwell act as a natural heat exhaust and ventilation system by using passive cooling and natural ventilation. A thermostat automatically opens the top louver and bottom damper in the stairwells to allow hot air to flow out of the louver and draw in cooler air from below.

The building was designed by LMN, constructed by Skanska and occupied in 2014. During construction, Skanska removed petrochemical contamination from the site, diverted 97 percent of construction waste from landfills and conducted an embodied carbon footprint.
