Alley24 is a 490,000-square-foot, four-building project that features office space, underground parking, retail and housing. Skanska performed preconstruction services for the entire project, but served as general contractor for only the six-story office building/underground parking and retail. The office building shell and core achieved LEED® Silver certification, with features such as operable windows to provide natural ventilation and two types of exterior window blinds to shade the building from the sun.

 

Developing the project

Initial challenges included underground relocation of overhead utilities surrounding the jobsite. Project site required considerable remediation.

Constructing the project

Skanska was able to shave more than $3 million from the project's $42 million budget by simplifying detailing, refining the structure's exterior enclosure, specifically defining shell and core versus tenant improvement costs and encouraging subcontractors to take on additional risk.

Environment

Alley24 was awarded LEED Silver certification. Two types of exterior window blinds shade the building from the sun and operable windows provide natural ventilation. More than 75 percent of demolition waste and construction materials were recycled and low VOC-emitting paint, carpet and other materials are used throughout. NBBJ and Skanska received LEED-CI gold certification for their respective tenant spaces in the office building.
