Malmö’s greenest office property

Right next to the water on the small island of Universitetsholmen in central Malmö, the climate-smart office property Bassängkajen is taking shape. The property, which Skanska is constructing as part of a design construct contract, will cover 16,200 square meters and comprise seven floors and a garage. The project is split into two phases the first of which covered 8,500 square meters and was completed in September 2011, with the second scheduled for completion in summer 2012.

Energy efficiency and consideration for the environment have pervaded the entire project and the Bassängkajen building was the first in the Nordic region to be pre-certified at LEED platinum level. The building is also classified as an EU GreenBuilding, meaning that its energy consumption is 25 percent lower than prevailing energy standards. To achieve the high certification requirements, the property was designed using environmentally compatible construction materials, the roofs feature sedum plants and the energy used in the building comes from renewable sources.

The environmental benefits for tenants are numerous. Aside from the comfortable indoor climate and the excellent air quality, the location of the property is strategically selected. Its proximity to Malmö central station and the City Tunnel rail link makes it an easy choice for tenants to leave their car at home and take public transport instead. The property also features ample parking for bicycles, a bicycle wheel pumping station and changing rooms aimed at encouraging the tenant to use a bicycle. It is also possible to borrow a bicycle.

During the construction process, there was a particular focus on safety – among other activities, we awarded a safety prize each month to a dedicated employee, we replaced old knives with modern and safe cutting tools and we introduced daily safety rounds.
