The focus of 400 Fairview is to create a nucleus within Seattle's South Lake Union neighborhood, where one can pause and experience a familiarity and comfort within the urban core to collaborate with community. Through careful selection of desired, local and animated retailers , the ground floor's market hall is comprised of volumed spaces that connect to the outdoors with rich materials.

Knowing today's companies are in highly competitive markets, 400 Fairview is designed to foster creative invention by connecting occupants with a dynamic retail environment and the development of highly collaboratives spaces. This includes designing the building with a side core to maximize workplace connection in open, collaborative work spaces. The 13 story, 330,000SF building, which includes 308,000SF of office and 22,000SF of retail, is targeting LEED Platinum.
